Important Notice for Foreigners Seeking Legal Advice in Thailand

At HOUSE CONDO LAWYER, we believe in protecting not only your assets — but your legal safety.
It’s important to know that under Thai law, the profession of lawyer (attorney-at-law) is a legally protected occupation, strictly reserved for Thai nationals only. This is clearly stated in:
- The Lawyers Act B.E. 2528 (1985)
- Royal Decree on the Management of Foreign Workers B.E. 2560 (2017) and its Amendment B.E. 2561 (2018)
👉 Only Thai nationals may lawfully represent clients, offer legal opinions, or act as attorneys in Thailand.
Unfortunately, we’ve seen a growing number of illegal “law offices” in Thailand, especially in Phuket and Pattaya (more than 7-11 in some areas) — opened by foreigners who claim to be “lawyers” in their home countries, or Thai persons who are not licensed lawyers. These unregistered setups often:
- Are not registered or licensed by the Lawyers Council of Thailand
- The owners of legal offices are only Marketers, not lawyers. And know nothing regarding Thai Laws!!
- Employ “freelance Thai lawyers” who rotate between multiple firms
- Worse still, many of these rotating freelance lawyers are known to represent opposing parties in other cases — including major property developers in the area who are frequently involved in legal disputes. (It’s not uncommon for a cheaty developer to face dozens or even hundreds of lawsuits, and your rotating freelance lawyer may take some of them)
- these so-called consultants or Lawyers will also guarantee 100% success, demand large one-time fees, and later refuse to take responsibility when the case doesn’t go as promised — a clear violation of the Lawyer’s Code of Ethics in Thailand.
- Operate from shared offices or virtual addresses
- Disappear entirely when legal issues arise
From our experience, when something goes wrong — 100% of these “legal consultants” vanish without accountability. Some collude with foreign property developers to deceive their fellow nationals — collecting millions of baht in reservation fees, only to disappear along with the developer. In many cases, the contracts signed with buyers are not legally binding, and the actual landowner or project owner is not even a party to the agreement. Many clients never recover their money. In some cases, further investigation revealed that these individuals were wanted by international authorities, or red notice!!
Please protect yourself by checking:
- Is the office registered with the Lawyers Council of Thailand?
- Does your lawyer have a valid Thai law license?
- Are you dealing with a Thai national or someone impersonating authority?
