including practical guidance on TM30 notification, 90-day reporting, and procedures for business and investment visas.

ปิดท้ายงานนี้ในหัวข้อพิเศษกับ “ต่างชาติกับการซื้อ-ขาย-เช่า-เซ้ง อสังหาริมทรัพย์อย่างถูกกฎหมาย” บรรยายโดย คุณกัญญภัสส์ ตันติวัฒนเสถียร (ทนายวิเวียน) ทนายความ จากสำนักงานกฎหมายทนายบ้านและคอนโด

The seminar concluded with a special session:

“Foreigners and Legal Property Transactions in Thailand: Buying, Selling, Leasing, and Transferring Rights,” presented by Ms. Kanyaphat Tantivatthanastheer (Lawyer Vivian) from House & Condo Lawyer.

มุ่งเน้นให้ความรู้เชิงลึกแก่ผู้ประกอบการ นักลงทุน และชาวต่างชาติ ครอบคลุมตั้งแต่ การจัดทำสัญญาซื้อ-ขาย-เช่าอสังหาริมทรัพย์ การถือครองในรูปแบบ Leasehold อย่างถูกต้อง รวมถึงประเด็นด้านภาษี ทั้งภาษีซื้อ-ขาย ภาษีถือครอง และภาษีจากการปล่อยเช่า พร้อมทั้งให้ข้อมูลเกี่ยวกับแนวทางการลงทุนอสังหาริมทรัพย์ในประเทศไทยสำหรับชาวต่างชาติ และกฎหมายครอบครัว การวางแผนทรัพย์สิน อาทิ การสมรส บุตร พินัยกรรม และมรดก เพื่อให้การถือครองและส่งต่อทรัพย์สินเป็นไปอย่างถูกต้องตามกฎหมาย

This session provided in-depth insights for entrepreneurs, investors, and foreign participants, covering property sale and lease agreements, proper leasehold structures, and key tax considerations — including transfer taxes, holding taxes, and rental income tax.

It also addressed property investment strategies for foreigners, as well as family law and asset planning topics such as marriage, children, wills, and inheritance, ensuring legal and smooth ownership and succession.
